Most short-term rental advice starts with a spreadsheet. Occupancy rate. Average daily rate. RevPAR. The metrics are real and they matter. But if you start with the spreadsheet, you often end up with a product that performs well on paper and feels empty in person.
Dropby started with a different question: what would make a guest not want to leave?
Not "how do we fill the calendar." Not "how do we optimise pricing." Those things are important and we do them well. But they are downstream of something more fundamental — the experience a guest has from the moment they walk through the door.
The philosophy in one sentence
A guest who feels genuinely looked after becomes a guest who reviews well, returns, and tells someone else. That guest makes your occupancy rate solve itself.
This is not idealism. It is the most practical approach to STR we know. The 9.6/10 rating and the Booking.com Traveller Review Award 2026 are not the goal — they are the output of making experience the goal.
"We don't ask how we can extract more revenue from a property. We ask what would make a guest feel like they found something rare. The revenue follows from that question every time."
What experience actually means in practice
Experience is not about luxury. Our apartments in Essen are not five-star hotels. They are well-designed, well-equipped, thoughtfully arranged homes that happen to be available for short stays.
The differences are in the details most operators skip because they don't appear on a cost-benefit analysis. A balcony with cherry blossom in spring that no hotel room in the city can offer. A kitchen island with teal bar stools where two people actually cook together. Voice-controlled lighting. A sound system that works without instructions.
These are deliberate decisions made over time — many of them DIY. Every addition, every smart home integration, every branded element was chosen because it serves the guest. Not because it photographs well for the listing, though it does that too.
Technology as hospitality, not automation
We use technology extensively at Dropby. Dynamic pricing updated daily by AI. Automated guest communication from enquiry to checkout. Digital check-in. A WiFi portal that identifies guests at the moment they connect. An interactive bilingual guest guide that answers every question before it is asked.
But the purpose of all of it is hospitality — removing friction, providing information, making the guest feel like someone thought about them before they arrived. Not cost reduction, not scale for its own sake. Technology in service of experience.
A guest who never has to ask a question never has a bad moment. A guest who never has a bad moment gives you five stars. Five stars fills your calendar for the next three months. The technology serves that chain — nothing more.
The same philosophy applied to hosting
Everything above is about the guest. But Dropby exists equally for property owners — and the philosophy applies there too.
We screen guests, not just bookings. We set minimum stay rules not to lose revenue but to protect the quality of what we are delivering. We do not accept single-night weekend bookings because the guest profile and risk profile do not match the experience we are committed to providing.
This is not about being restrictive. It is about understanding that a property managed this way performs better over 12 months than one that accepts every booking in the next 30 days.
Why we built our own products
DropSphere — our digital guest guide and check-in system — was not built to sell software. It was built because we needed it ourselves and nothing that existed was affordable enough, simple enough, or compliant enough for the German market.
DropKey — our WiFi captive portal — was not built to collect data. It was built because we believe hosts should know who is in their property, the way an airline knows who is on their plane even when the ticket was bought through a third-party site.
If you believe experience is everything, you need tools that serve that belief from the first WiFi connection to the checkout message. Both products exist for exactly that reason.
What Dropby is building
An ecosystem where great guest experience and strong host results are not a trade-off. Where the same question — what would make this better for the person staying here — produces better outcomes for everyone: guests, owners, and the neighbourhoods where these properties exist.
We run our own apartments. We manage properties for other owners under Hosting as a Service. We build tools for hosts who want to self-manage smarter. In every case the question is the same.
It is not a complicated philosophy. It is just harder to execute than a spreadsheet suggests. And that difficulty is exactly where the value is.
Let's talk about your property
Whether you want full management, automation setup, or just the tools — we start every conversation the same way: what would make this better for your guests?
